Reservation and Payment

Upon receipt of an inquiry and confirmation of availability, the guest will be sent a quote valid for 24 hours.

To secure the reservation, a deposit of 50% of the total stay cost is required. The booking is considered confirmed only once payment of the deposit has been received.

The remaining balance (50% of the total amount) is due no later than 30 days prior to arrival.

*For reservations made 30 days or less before arrival, the full amount of the stay must be paid immediately. The reservation is considered confirmed only after the payment has been received.*

Should the balance remain unpaid by this deadline, the owner reserves the right to cancel the reservation.

Cancellation Policy

Cancellations made 90 days or more before arrival: full refund of all payments made.

Cancellations made less than 90 days before arrival: no refund.
No refunds will be issued for early departures or delayed arrivals.

Arrival and Departure

Check-in: from 4:00 PM
Check-out: by 10:00 AM

Early check-in or late check-out may be arranged in advance, subject to availability.

Included in the Rate

The rental price includes:

exclusive use of the entire villa
private swimming pool
Wi-Fi
private parking
bed linen and towels
final cleaning
tourist tax
unless otherwise stated in the quote.

Maximum Occupancy

The property accommodates up to 8 guests. Additional guests may not stay on the property without the owner's prior consent.

Pets

Villa Santila welcomes pets, provided they are announced in advance.

Pet owners are responsible for their pets' behavior and for any damage caused during the stay.

Pets may not be left unattended on the property, indoors or outdoors.

Pool Use

Use of the pool is at each guest's own risk. Children must be supervised by an adult at all times.

Running around the pool, jumping in unsuitable areas, and the use of glass items near the pool are prohibited.

Respect for the Neighborhood

Villa Santila is set in a quiet residential area, and guests are asked to be considerate of neighbors and the local community.

Quiet hours are observed from 10:00 PM to 8:00 AM.

Parties, celebrations, bachelor/bachelorette events, loud music, and similar activities likely to disturb nearby residents are not permitted without the owner's prior approval.

Smoking

Smoking is not permitted inside the villa. Smoking is allowed outdoors, provided ashtrays are used.

Care of the Property

Guests are expected to handle the furnishings, equipment, and appliances with care. Any damage, malfunction, or irregularity should be reported to the owner or designated contact immediately, so that it can be addressed promptly.

Safety

Before leaving the villa, guests must switch off the air conditioning, lighting, and other electrical appliances, and lock the property securely.

Parents and guardians are fully responsible for children's safety throughout the stay.

The owner accepts no liability for lost, forgotten, or stolen personal belongings, nor for interruptions to electricity, water, internet, or other services resulting from force majeure or technical faults beyond the owner's control.

Villa Santila is designed for family holidays, relaxation, and the enjoyment of Istria's natural beauty. We kindly ask guests to treat the villa, its furnishings, and surroundings with the same care and respect they would show their own home.

By confirming the reservation, the guest acknowledges having read and fully accepted these terms.
